No valuation business loans, with no financials and no bank statements
HomeSec lends $20,000 to $5,000,000 against Australian property with no valuation, no financials and no bank statements. Instead of a valuer, a Lending Manager looks at the property, the equity, the business purpose and the exit, and a person decides every loan. Funding is possible in as little as 24 hours, with up to six months of no repayments.
See if you qualify in sixty seconds. No credit check to apply, no financials, no payments for the first six months. That's the HomeSec Advantage.
See if you qualifyAustralia's fastest and most flexible business loans, with up to 6 months no payments. A big part of why they are fast is something we simply never do: send a valuer. No valuation has been how HomeSec lends from the start, not a new product with a new name. If you have equity in real estate and a business reason for the money, the questions that slow other lenders down are not asked.
Why no valuation means a faster loan
A valuation is the slowest part of most secured loans, and it is the part nobody can hurry. The lender orders it, a valuer books an inspection, the report is written and then reviewed. That typically adds days and often a week or more, and the borrower usually pays for it, whether or not the loan goes ahead.
The figure can also cost you twice. Valuers asked to value for a lender tend to be conservative, and a low number can shrink the loan or send the file back to the start just when the deadline that made you ring is closest. Taking the valuation out removes the wait, the fee and the surprise in one go.
What we look at instead of a valuation
- The property. Its address, what kind of property it is and where it sits. Your own estimate of what it is worth is a fine starting point, because we assess value ourselves, and we run the title search, so there is nothing for you to order.
- The equity. What the property is worth less what is owing on it. We lend up to 80% of a residential property's value or 70% of a commercial one, including any existing mortgage.
- The purpose. What the money is for. It has to be for the business or for an investment, and that is the one thing that cannot be missing.
- The exit. How the loan gets repaid: a refinance, a sale, a contract that pays, money that is coming. This carries the most weight of the four.
Every application is read by a Lending Manager and every credit decision is signed off by a person. We do not use artificial intelligence to assess, approve, decline or price a loan.
No financials and no bank statements, because the loan is secured on property
A cash flow or unsecured lender has to read your bank statements, because your trading is all it has to go on. A property-secured loan does not. With real estate behind it, we do not ask for tax returns, BAS, an accountant's statement, profit and loss figures or months of bank statements, and there is no serviceability test and no minimum trading period. That suits start-ups, seasonal businesses, businesses that are behind on their lodgements and anyone whose takings simply do not look tidy on paper. More on that in no doc business loans and do you need financials for a business loan.
Pick the loan, skip the valuation
Every HomeSec loan is written without a valuation. Which instrument fits depends on what is already on the title and how fast you need the money:
- Second mortgage with no valuation — your existing home or business loan stays in place and we sit behind it.
- First mortgage with no valuation — over a property with nothing owing, or paying out the lender you have now.
- Caveat loan with no valuation — Victorian property only. In other states we settle on a second mortgage instead.
- Equity release with no valuation — unlock the equity in property you already own and put it to work in the business.

Pricing is based on your individual circumstances, and the aim is the sharpest rate available for your situation. How a loan is priced.
No real-estate security to offer, a loan that would sit third behind two existing mortgages, or money for personal or domestic purposes — those are not HomeSec loans, and we will tell you inside the first phone call rather than three weeks in.
