So why a page for each one?

Questions about lending by industry

Which industries does HomeSec lend to?
All of them, provided the purpose is a genuine business or commercial investment purpose and there is Australian real property with enough equity behind it. There is no excluded-industry list, no industry risk grading and no ANZSIC code that changes the answer. The pages here exist because each industry's cash cycle is different, not because the lending criteria are.
Does my industry change what I can borrow?
No. The amount is set by the property: up to 80% of a residential property's value or 70% of a commercial one, less what is already owing, between $20,000 and $5,000,000. A café and an engineering firm with the same security can borrow the same amount.
Does my industry change the price?
No. Pricing is set on the property, the position on title, the LVR after our loan, the quality of the exit and the term. Industry is not one of the inputs. What industry does affect is which of those inputs is strongest — a manufacturer with a factory is a different security position from a salon with a leased shop.
My industry is not listed. Can you still lend?
Yes. The list is the industries that call us most often, not the industries we fund. The test is the same in every case: an active ABN, a business purpose, real property with equity, and a credible way the loan is repaid.
Do you lend to businesses banks class as high risk?
Regularly. Hospitality, construction, transport and retail all carry sector gradings at a bank that have nothing to do with the particular business being assessed. We do not grade by sector, because the security and the exit are what determine whether a loan is repaid.
Is there a minimum trading period or turnover for any industry?
No, in any industry. No minimum trading period, no turnover test, no serviceability test and no credit score threshold. Start-ups are considered.
