Caveat loans with no valuation, for Victorian property

HomeSec writes caveat loans over Victorian property only, with no valuation, financials or bank statements and no need for your existing lender's consent. We lend $20,000 to $5,000,000 for business purposes, with funding possible in as little as 24 hours. If the property is in another state, we settle on a second mortgage instead, also with no valuation.

Victoria only

We write caveat loans over property in Victoria and nowhere else. If your property is in New South Wales, Queensland, South Australia, Western Australia, Tasmania or a territory, the same loan is written as a second mortgage with no valuation.

The quickest loan we write, with nothing to value

A caveat loan is built for a date that cannot move: an ATO deadline, a settlement, a supplier who wants paying on Friday. It needs no consent from your existing lender, and because we never use valuers, there is no inspection or report to wait for either. That is why it sits at the fast end of what are already Australia's fastest and most flexible business loans, with up to 6 months no payments once it is funded.

What happens instead of a valuation

  • You tell us the property and roughly what it is worth. Your estimate is a starting point; we assess value ourselves.
  • We run the title search. It shows who owns the property and what is already registered on it.
  • We look at the equity, the purpose and the exit. Up to 80% of a residential property's value or 70% of a commercial one, counting what is owing; a business reason for the money; and how the loan gets repaid.
A person decides every loan

Every application is read by a Lending Manager and every credit decision is signed off by a person. We do not use artificial intelligence to assess, approve, decline or price a loan.

No financials or bank statements, either

The caveat is over property, so the property carries the loan. We do not ask for tax returns, BAS, an accountant's letter or bank statements, and there is no serviceability test. Businesses behind on lodgements, start-ups and anyone with uneven takings are assessed the same way as everyone else.

After the deadline has passed

Many caveat loans are repaid quickly from a refinance, a sale or a payment that was always coming. If you need longer, the term is open, interest can be prepaid or added to the loan for up to six months, and the caveat can later be replaced with a registered second mortgage. When a bank refinance is ready, it repays the HomeSec loan.

Caveat loans without a valuation

Can I get a caveat loan with no valuation?
Yes, if the property is in Victoria. HomeSec writes caveat loans over Victorian real estate for business purposes with no valuation, no financials and no bank statements. We assess value ourselves, run the title search and look at the equity, the purpose and the exit.
Do you do caveat loans in New South Wales, Queensland or other states?
No. HomeSec writes caveat loans in Victoria only. If your property is in any other state or territory, we settle on a registered second mortgage instead, which is also written with no valuation. Second mortgage with no valuation.
Why is a caveat loan so quick?
A caveat does not need your existing lender's consent, and with no valuation to order there is very little left between the first call and the money. Funding is possible in as little as 24 hours from a clean, complete scenario.
Can a caveat be turned into a second mortgage later?
Yes. If you need the loan for longer than you first expected, the caveat can later be replaced with a registered second mortgage. The term is open either way, so you keep the loan as long as you need it.
Do I need my bank's permission?
Not for a caveat. That is the main reason people choose one: the deadline is close and waiting for the first lender is not an option. Your existing home or business loan carries on unchanged.
