Equity release · no valuation

Unlock the equity in your property, with no valuation

HomeSec releases equity from property you already own for a business purpose with no valuation, no income test and no bank statements. We lend up to 80% of a residential property's value or 70% of a commercial one, less what is owing, usually behind your current loan, which stays in place. Funding is possible in as little as 24 hours.

The equity is already yours. The hard part is usually getting at it: the bank wants the house revalued, wants the business's figures, and wants to look again at the loan you already have. HomeSec skips the valuer and the income test altogether, which is how we offer Australia's fastest and most flexible business loans, with up to 6 months no payments while the money gets to work.

Working out your equity, no valuer required

You probably have a fair idea what your property is worth, from a recent sale nearby or an agent's appraisal. That is enough to start, because we assess value ourselves and run the title search. Take that figure, multiply by 80% for residential property or 70% for commercial, and subtract what is owing. The answer is roughly what can be released. Our borrowing power calculator does the same sum for you.

What business owners use released equity for

  • Clearing an ATO debt in one payment, made direct to the Tax Office. Tax debt loans.
  • Paying out expensive daily or weekly repayment loans and replacing them with one loan that has no repayments for up to six months. Business debt consolidation.
  • Taking an opportunity: stock at a discount, a contract that needs funding up front, a second site. Funding an expansion.
  • Buying a business or a partner's share. Loans to buy a business.

No financials, no bank statements, no serviceability test

Because the release is secured on the property, your trading figures are not what decides it. We do not ask for tax returns, BAS or bank statements. A Lending Manager looks at the property, the equity, what the money is for and how the loan is repaid, and a person makes the decision.

A person decides every loan

Every application is read by a Lending Manager and every credit decision is signed off by a person. We do not use artificial intelligence to assess, approve, decline or price a loan.

Releasing equity without a valuation

Can I unlock the equity in my property without a valuation?
Yes, for a business or investment purpose. HomeSec releases equity from property you already own with no valuation, no income test and no bank statements. We assess value ourselves and lend against what the property is worth less what is owing on it.
How much equity can I release with no valuation?
Up to 80% of a residential property's value or 70% of a commercial one, less what is already owing, from $20,000 to $5,000,000. If one property is not enough, several can be used together.
Does releasing equity mean refinancing my home loan?
No. We usually sit behind your current lender as a second mortgage, so your existing loan, its rate and its term stay as they are. In Victoria a caveat can be used where the timing will not allow your lender's consent; elsewhere it is a second mortgage.
Can I release equity for personal spending?
No. HomeSec provides credit wholly and exclusively for business and investment purposes. The money has to go into the business or an investment.
What happens when I want to repay it?
Repay whenever suits you, with no early repayment penalty and no fee to extend while you decide. If the business refinances to a bank later, that refinance repays the HomeSec loan.
