Who it suits

Four clients a private second mortgage is made for

Not every client needs one. These four are the ones where it tends to be the right answer, and the reason is in the structure.

Business owners with equity

Property they already own, a first mortgage already in place and a business need that cannot wait for a bank.

Clients with a thin or damaged file

Defaults, arrears or no trading history. Credit is considered and never disqualifying on its own.

Deals needing a long runway

Interest can be capitalised for up to 6 months, so there are no scheduled repayments at the start.

Directors using their own home

A principal place of residence is accepted as security, for a company, trust or sole trader borrowing for a business purpose.

Questions brokers ask about private second mortgages

What is a private second mortgage?
A business-purpose loan secured by a second-ranking mortgage over property the client owns, made by a private lender from its own capital. It sits behind the existing first mortgage and leaves it in place.
How much can a private second mortgage borrow?
$20,000 to $5,000,000, to 80% of value on residential security and 70% on commercial, inclusive of existing debt. Lower on large acreage, and LVRs may reduce on properties worth less than $800,000.
Is a private second mortgage faster than a first mortgage?
Usually, when the property already has a loan on it, because nothing has to be discharged. HomeSec is regarded as the fastest second mortgage lender in Australia. Here is why.
What does it cost the client?
A small commitment fee, payable only once your loan is conditionally approved. None — we don't use valuers. None — no monthly, line or account-keeping fees. None — no rollover fees, legal fees or rewriting the loan to extend. The rate is set per scenario, priced against the loan amount and the security.
How is my brokerage added?
As a percentage or a dollar amount, added to the loan so the client receives what they asked for. The broker calculator shows the result, and the brokers page explains how it is paid.
Can my client's home be the security?
Yes. The principal place of residence is accepted as security, and several properties can be cross-collateralised to reach the amount. The borrower must be a company, trust or sole trader borrowing for a business purpose.

Approval and funding times are from a clean, complete scenario. Loan terms, extensions and pricing are subject to approval and the loan documents.
