Who is Australia's fastest bridging lender?
HomeSec is regarded as the fastest private business lender in Australia. When the settlement moved and the exit is already in sight, a business bridging loan with conditional approval in as little as 15 minutes gets your client from now to then.

What a bridge is repaid from, and what a good exit looks like
A bridge only works if there is somewhere for it to land. The clearer the exit, the faster the answer, so these are the three we see most from mortgage brokers and finance brokers.
A contract of sale
The property is sold, settlement is a date on the calendar, and the client needs the money before it lands. The cleanest exit there is.
A refinance already in progress
A bank or longer-term lender is on the way, just not at the speed the deal needs. The bridge covers the gap, and the refinance repays it.
Money that is coming, with terms
A trade debtor with a payment date, or a settlement with a firm timetable. An intention is not an exit; a document with a date is.
Bridging that does not punish a settlement that moves
Fixed-term bridging is where private lending hurts people: the date slips and the lender charges for it. Ours is open, so the structure follows the deal instead of the other way round.
Start with breathing room
Interest for the first 6 months can be prepaid and capitalised, so nothing is paid while the exit is arranged.
Extend if the exit slips
Settlements move. If it does, the client keeps the facility on the same terms, with no rollover, legal or rewriting fees.
Repay when it lands
Repay in full at any time with no early repayment penalty, and the unused months of capitalised interest are rebated.
