What is a second mortgage business loan?
A thirty-second answer to the question people type: the existing home or commercial loan stays where it is, the borrowing is against the equity sitting behind it, and the money goes into the business.
Half a minute on the one question people actually type. A second mortgage business loan is registered behind the loan already on your property. The first loan is not refinanced, paid out or renegotiated — its rate, term and structure stay exactly as they are — and the borrowing is against the equity sitting behind it.
The three things the video says
- Your existing loan is left alone. That is the whole point of the instrument, and it is what separates a second mortgage from a refinance.
- The money goes into the business. Stock, equipment, a tax bill, or a deal that will not wait. The purpose is what makes it business lending, not the property it is secured against.
- There is no minimum trading history, and a conditional answer is often possible on the first call — from the property, what is owed on it, and what the funds are for.
What this is not
It is not a second mortgage over your own home for personal reasons. That is consumer lending, it has a different rulebook, and a bank or a mortgage broker is the right call for it. The guide explains where the line is drawn and why the purpose of the money decides it rather than the address on the title.
Where to read more
Second mortgage business loans covers how the two mortgages rank, how much can be released and the three ways a second mortgage ends. Second mortgage against refinancing is the longer version of the first point above, and second against first is the one brokers ask about most.
